Embassy Riverine was launched on 1 September 2026 and registered with K-RERA on 9 September 2026. Nobody has lived here. Nobody has taken possession. Nothing has been built. The certified completion date is 30 September 2032.

Any "resident review" of Embassy Riverine is describing something that does not exist. Any star rating attached to it is a number someone made up or borrowed from a different project - and given that two other Karnataka projects use the "Riverine" name, borrowing is a live risk here.

This page publishes no rating. What it does instead is set out what can actually be assessed at this stage, on both sides.

What the filed record supports

The density is real and it is unusual. 217 villas on 50.81 acres is 4.27 villas per acre, with a sanctioned FAR of 0.47, two floors, no basements and no stilts. The apartment project sharing this estate's boundary - same promoter, same plan, same deed - files 57.9 homes per acre at FAR 2.14. A 13.5-fold difference between two filings you can read side by side is about as well evidenced as a density claim gets.

Parks are filed at 4.52 acres, roughly 84 sq.m per villa, about twelve times the per-home provision the apartment tranche files.

The clubhouse is this project's own, at 3,900 sq.m or 41,979 sq ft - about 18 sq.m per household. The apartment tranche files a separate one. No filing describes sharing.

The land title is unusually clean. Own land by sale, a single owner at 100 per cent, registered sale deed GNR-1-05870-2023-24 of 13 November 2023, no conversion, no recorded litigation.

Registration and approval are in place and verifiable - a /PR/ class K-RERA registration granted 9 September 2026 on a certificate signed by the Chairman of K-RERA, alongside a KIADB-approved plan dated 13 August 2026.

Almost every internal sum reconciles. Configurations sum to 217 villas and 72,261 sq.m carpet. Land from guntas computes to within 1 sq.m of the filed figure. Open plus covered equals total land exactly. Covered equals plinth exactly, consistent with no basements. Parking sums as stated.

The size ladder is well behaved - 4 BHK to 4.5 BHK to 5 BHK steps by 27.8 per cent then 26.9 per cent, which is the profile of a range that was designed rather than assembled.

The developer has built at scale on this corridor. Embassy Springs, roughly 288 acres at Devanahalli, is evidence of the capability a 2032 completion requires.

What weighs against it, stated as plainly

Completion is 30 September 2032. More than six years out, and six months later than the apartment tranche. Capital on a construction-linked plan is committed for a very long time.

There is no price, and no super built-up area either. You cannot evaluate value against a price that does not exist.

🔴 There are no plot sizes in the filing. On a villa purchase the plot is often the larger part of the value, and the registration record contains carpet area per villa and nothing about the land each villa sits on. This is the single biggest information gap on this project.

⚠️ One reconciliation does not close. Filed built-up divided by filed land gives 0.506 against 0.47 sanctioned. Villa built-up commonly excludes ancillary area from the FAR computation, so this is probably definitional - but it does not close the way the apartment tranche's does, and we publish no FAR-derived figure because of it.

The promoter's own delivery record is not established. Summit Developments Limited is the entity that signs. The Embassy Group track record is Embassy Group's, and the two should not be silently merged.

Water is borewell, with no Cauvery or BWSSB connection recorded - and villa households typically consume more water than apartment households.

Garage is filed as zero, with no basements and no stilts. If you expect an enclosed garage, the filing does not describe one.

Smart home automation is filed as not provided, which is worth noting at this product tier where it is often assumed. So are piped gas, air conditioning and a community hall.

There is no metro and no near-term prospect of one - nearest operational station 25.5 km by road. Manyata Tech Park is 21.7 km and 24 minutes in free flow, more at peak. This is an airport-corridor location, not a commuting one.

The estate is not finished being built. Two registered projects account for 65.59 of the estate's filed 85.475 acres. Roughly 19.89 acres remains and the developer's own investor material describes a further apartment tranche. Expect construction alongside these villas into the 2030s - which matters more on a low-density villa product than it would elsewhere.

Two confusion risks specific to this project

Four names attach to this parcel: Embassy Origins (the registered parent layout), Embassy Riverine (this project), Embassy South Reserve (the apartments), and Embassy Knowledge Park or Embassy Biome (marketing names for the estate). You may also see "Riparian Enclave" for this parcel, which is a marketing name and not a filed one. Establish which registration your villa sits under before you sign anything. For a villa here it is PRM/KA/RERA/1251/309/PR/090926/008924.

🔴 And the number itself was published wrongly at source. This project's own source document gives its registration as .../008925 - which belongs to the apartment project. The companion document for the apartments made the mirror-image error. Both registrations were granted the same day with adjacent serials. Verify at rera.karnataka.gov.in yourself.

What to verify before booking

  1. The K-RERA registration on the portal - .../008924 for a villa here - and that it is the one your agreement names.
  2. The plot dimensions for your villa, in writing and marked on the approved plan.
  3. The approved plan, DO3-KIADB-00078/26-27/BP dated 13 August 2026, and the cluster and villa it shows.
  4. The title documents - sale deed GNR-1-05870-2023-24 - through your own lawyer.
  5. The cost sheet in writing, and which area basis the rate is quoted against.
  6. The super built-up area, against the filed carpet area.
  7. The FAR reconciliation - ask the developer to explain 104,070 sq.m built-up against a 0.47 sanction on 205,610 sq.m.
  8. The water arrangement - borewell yield, STP capacity, rainwater harvesting, and whether private landscaping runs on the common supply.
  9. The clubhouse delivery phase, relative to villa handover.
  10. What is planned on the remaining 19.89 acres, and when.
  11. Which entity signs, and what the delay clause says against 30 September 2032.

Why we publish no rating

A rating requires something to rate. This project has a registration certificate, an approved plan and 50.81 acres of land. It has no building, no residents and no delivery to assess.

Yes, and this matters when you search. Karnataka RERA separately registers "The Riverine - Phase 1" under ACERS2BRICKS Private Limited and "RIVERINE VILLAS" under Home Dreams. Neither has any connection to this project. Search the full name Embassy Riverine and check the registration number.

If you have seen .../008925, that belongs to Embassy South Reserve, the apartment project on the same estate - and this project's own source document carried that error. The companion document for the apartments made the mirror-image mistake. The two registrations were granted the same day with adjacent serials, which is exactly how a pair gets transposed. What settles each is that the completion date on each certificate matches its own document: 30 September 2032 here, 31 March 2032 for the apartments. Check both on the portal.

Embassy Biome and Embassy Knowledge Park are marketing names for the wider estate this project sits inside. "Riparian Enclave" is a marketing name used for this villa parcel; it is not a filed name. The name on the registration certificate is Embassy Riverine. Establish which K-RERA registration your villa falls under before signing anything.

Two names attach to these villas and only one of them signs. Summit Developments Limited, registered office Embassy One, 8 Bellary Road, Bengaluru 560032, is the promoter named on the certificate - it holds the title to the land and it is the counterparty on your agreement. Embassy Group is the brand the villas are marketed under.
